Building south of Atlanta

Two cities, one mailing area

The City of South Fulton was incorporated on May 1, 2017 from southwest Fulton County. It covers about 86 square miles and had more than 107,000 residents in the 2020 census, in communities such as Sandtown, Cliftondale, Red Oak, and Cedar Grove.

College Park is much older and much smaller. Its historic district, listed on the National Register of Historic Places, covers the center of the city, and most of its buildings date from 1882 to 1946: Queen Anne houses, revival styles, and Craftsman bungalows. Part of Hartsfield-Jackson airport lies inside the city limits.

So the same zip code can mean a bungalow from the 1920s or a newer house on a large lot. As deck contractors based in Atlanta, we plan for both.

We build throughout the 30349 and 30337 zip codes.

Local factors

What each city asks for

South Fulton: when a permit is needed

The city's deck handout says a permit is required for new deck construction, replacement, and some repairs, and tells owners to contact the permit department to confirm whether a specific repair needs one.

South Fulton: site plan for new decks

A new deck needs a site plan, and the Planning Department must review and approve it before the permit is issued. The application also needs proof of ownership and the contractor's Georgia state license.

South Fulton: inspections

Footings are inspected once the piers are dug and before concrete is placed. Piers must extend at least 12 inches into undisturbed soil and may not rest on fill unless an engineer designed them. Framing and final inspections follow when the deck is complete.

College Park: online permits

College Park issues building permits through its Department of Building and Property Sustainability, with applications and plan review handled online. The department's page does not list deck requirements, so we confirm them for each job.

Permits

How the permit works

The first step is confirming the jurisdiction from the parcel record, because a College Park mailing address can be in either city. For a South Fulton deck, the city's handout calls for building to the deck section of the residential code. What the city typically asks for:

  • Proof of ownership or owner authorization
  • A site plan for a new deck
  • A framing plan with pier, post, beam, and joist sizes
  • Ledger, guard, handrail, and stair drawings
  • Footing, framing, and final inspections

The handout notes that composite decking often has shorter allowable spans when it runs at an angle to the framing or is used for stair treads, which is why we set joist and stringer spacing for the product.

Requirements change, so we check the current steps with the right city when we plan your deck.

What fits here

Deck designs that suit these lots

Where a back yard is open to the sun, a deck runs hot in the afternoon. Lighter board colors, a shaded section, and room for an umbrella are worth planning from the start. Larger lots also leave room for a wide deck with stairs down to a patio.

In College Park's older neighborhoods the deck is usually low, off the back of a bungalow, with simple wood railings. We check the old framing before attaching, and build free-standing where the wall cannot be verified.

Common questions

College Park and South Fulton deck questions

Do I need a permit to build a deck in South Fulton?

Yes for a new deck or a replacement, according to the city's deck handout, and for some repairs. A new deck also needs a site plan approved by the Planning Department before the permit is issued.

What inspections does South Fulton require for a deck?

The city lists a footing inspection before concrete is placed, then framing and final inspections once construction is complete. The permit must be posted on site before an inspection can be scheduled.

Is my College Park address actually in College Park?

Not always. Zip codes here cross city lines, and College Park itself lies in both Fulton and Clayton counties. We check the parcel record to see which city issues your permit.

Can I build my own deck as a homeowner?

South Fulton's handout says a homeowner may build a deck on a home they occupy that is not for sale or lease. A contractor doing the work must hold a Georgia state license. Either way the permit and inspections still apply.
